Not every agent should be the one handling your VA loan purchase in Las Vegas.
On paper, any licensed agent can write an offer with a VA loan. But the VA loan comes with its own rules, and an agent who rarely works with it may not know them. VA appraisals have stricter property requirements. A termite inspection is required. Some sellers need the VA process explained before they feel comfortable saying yes.
An agent who works with VA buyers often sees these things coming, long before they turn into a problem for you.
On top of that, VA guidelines change. Entitlement rules, appraisal requirements, and funding fee details have all shifted over the years. So you want an agent who works with VA buyers often and keeps up with every update, so you are never the one learning the hard way.
Here is how buying with a VA loan in Las Vegas works with me, step by step.
Why Your Agent Matters With a VA Loan in Las Vegas
Helping VA buyers is personal for me. A PCS to Nellis AFB is what brought my family to Las Vegas, and I am a veteran spouse.
Current on VA guidelines
Rules change, and that matters. Plus, I hold the Military Relocation Professional (MRP) designation, I am Veteran Certified, and I keep up with VA updates, so your plan reflects how things work today.
Ready for the VA appraisal
VA appraisals have stricter guidelines than most loans. That is why we look for potential issues before you write the offer, not after.
Offers sellers take seriously
Some sellers still have outdated ideas about VA offers. So I communicate with the listing agent and clarify any terms they may not understand or have questions about, so your offer competes.
Been in your shoes
Because I have lived it, I understand report dates, temporary lodging, and buying a home in a city you are still learning.
How to Buy a Home With a VA Loan in Las Vegas
Get your Certificate of Eligibility
First, your COE shows your lender that you qualify. You can request it through VA.gov, or your lender can often pull it for you quickly.
Get pre-approved with a VA experienced lender
However, not every lender handles VA loans every day. A lender who does will know how to work with your entitlement, your funding fee, and any disability rating.
Set your search around your timeline
When we search, I set up a filter for sellers who are open to VA offers, so you are not falling for homes that will not work with your loan. If you are on orders, we plan around your report date, and if you are not here yet, I can tour homes for you on video.
Write a strong offer
We look at the home, recent sales, and what matters most to the you and then build an offer that gives you the best chance. VA appraisal and home inspection
The VA appraisal checks value and basic property requirements. However, it is not a home inspection, so I still recommend a full inspection to know exactly what you are buying. The VA loan also requires a termite inspection, which can be paid by either the seller or the buyer.
Close and move in
Keep in mind, a VA loan is for a home you plan to live in. Then, once you close, you get your keys, and I am still here for any question that comes up after.

VA Loan Benefits Worth Knowing
No down payment
With full entitlement, you can often buy with no down payment. Still, your lender confirms what applies to you.
No monthly mortgage insurance
Also, VA loans do not have monthly PMI, which can lower your payment compared to other low down payment loans.
The funding fee, and who skips it
Most buyers pay a one time VA funding fee, which can be rolled into the loan. If you receive VA disability compensation, tell your lender up front so they can get the documentation needed to waive your funding fee.
You can use it again
Better yet, your VA loan is not a one time benefit. In fact, depending on your entitlement, you may be able to use it again for your next home.

You Earned This Benefit. Let's Use It Well.
You put in the service. Now my job is to make sure your VA loan works as hard for you as you did for it.
I help buyers PCSing to and from Nellis AFB and Creech AFB, and I understand how tight military timing can be. Report dates, house hunting trips, closing before your move, and planning ahead for your next set of orders.
For me, that means honest answer to your questions, and guidance buying a home with your VA loan. In the end, you decide. I just make sure you have the full picture first.

What Las Vegas Buyers Say
“At the time, we were in the process of buying the rental we were living in, but Ally insisted on continuing to show us other homes just in case something fell through. That right there showed me she wasn’t just in it for the money.”
“We were out of state buyers and only had to travel to Las Vegas once. She took care of everything that needed to be done locally.”
“Ally was my realtor back in 2018 for the purchase of my first home. Not only did she make the process easy for me, she still continues to check on me years after for any questions I may have with my home.”

VA Loan Questions From Las Vegas Buyers
Can I use a VA loan in Las Vegas on new construction?
Yes. Many Las Vegas builders accept VA loans. Tell the builder up front that you are using VA, and bring your own agent to your first visit.
Can I buy a home in Las Vegas with my VA loan before I PCS?
In many cases, yes. Your lender will look at your orders and your plan to live in the home. We can start your search before you arrive.
Do I need a home inspection if the VA does an appraisal?
The VA appraisal is not a home inspection. That is why a separate inspection gives you a full picture of the home before you commit.
Can the seller pay my closing costs?
Sellers are allowed to contribute toward closing costs on a VA loan, but it is never a given. Whether it makes sense to ask depends on the home and the market, and we decide that together.
