What actually determines what your Las Vegas home sells for
There is no such thing as a single the Las Vegas market.
There are dozens of them.
A single story in the northwest and a high rise near the Strip are not competing for the same buyer, and they do not react the same way when rates move. Neither does a $400,000 home and an $800,000 home sitting in the same ZIP code.
So when a headline tells you Las Vegas prices are up or down, it is describing an average that may have nothing to do with your house.
What actually moves your sale is narrower than that. What buyers in your price range, in your area, are doing this month. How much competition you will have the week you go live. What homes like yours actually closed for, not what they asked.
That is the work, and it shifts constantly. I publish the 89149 numbers every single month, and track the rest of the valley right alongside them.
How to choose the right agent to sell your Las Vegas home
Before you hire any real estate agent, including me, do the research. Four things matter more than the rest.
Read the reviews, and read past the star rating. Look at how an agent actually markets their current listings, not what they say about marketing. Ask whether they have handled your specific situation, especially if you are selling and buying at the same time. And make sure you get along with them, because you will be in close contact for weeks while they negotiate on your behalf.
Interview more than one agent. Ask all of them the same questions.
